Gas safety certificates for landlords

Landlords and property owners who use a managing agent are legally required to obtain a Gas Safety Certificate EVERY 12 months. It is mandatory for the certificate to be issued by a Gas Safe registered engineer and must cover all pipework, gas appliances and flues installed at the property. Copies of the certificate must be kept for two years and tenants must be provided with a copy within 28 days of the inspection. If a new tenant moves in, they must receive a copy of the certificate BEFORE their tenancy begins. If your contract states that the managing agent is responsible, the duties under the Gas Safety (Installation and Use) Regulations 1998 are transferred to them.

Your gas appliances and pipework will be checked for gas leaks
Standing and working pressure will be tested

Checks will be made for the provision of all necessary ventilation

Open flued appliances will be checked to make sure products of combustion are removed
Flame failure devices will be checked for correct operation
Investigations for any evidence of unsafe operation will be reported
